Location

Eagle Rock is located in the beautiful village of Beli Iskar, set in a tranquil valley. 1 hour from Sofia International Airport, 15 mins to Borovets Ski resort by mountain road in the Summer, or 30 min on main road via Samokov during Winter.

Borovets is home to western restaurants and shops as well as a Ski accident centre and is ideal for tourists. Borovets is much nearer to Sofia than Bansko (3 hrs plus in Winter), and boasts a good number of ski lifts, gondolas and pistes. The resort is very westernised and tailored to English guests.

Future prospects

The ‘Super Borovets Project’ plans to transform the region into a year-round resort with football fields, tennis-courts and other playgrounds for practicing active sports, as well as swimming pools and numerous amusement facilities. The plan makes provisions for riverside parks with additional attractions, including a horse riding centre and dairy farm with taverns in the area of Bjala Poljana, close to Borovets.

The aim of the project is to develop the tourism sector with the help of the local people, whilst at the same time, trying to observe the eco-balance of the region. The Super Borovets Project will transform Eagle Rock into a year round resort with direct access to ski lifts and new pistes. The personal use aspect in the Summer should not be underestimated.

Investment Background - Eagle Rock

Beli Iskar (White River) is the village where Eagle Rock is situated. The village is set in a valley, in very peaceful settings and the placement of Eagle Rock in a lofty location overlooking the village provides excellent views both in the Summer and Winter. It is also set near a natural conservation area which restricts building of new property, compounded by the fact that physically, there is little land available for building in the valley.

Additionally, Eagle Rock is quite unique in design and location (views, peaceful etc.) compared to say Borovets or the new Lower Borovets.

Domestic and foreign investment in the region is increasing rapidly and is backed by the local municipality (Super Borovets Project is a prime example) - The Super Borovets project is the key to success of Eagle Rock as an investment.

Plans for the Super Borovets project have been approved by the local Municipality, and we were able to gain evidence for this.

Investors should be aware that until completion of stage 2 of the Super Borovets project (about 18 months after completion of Eagle Rock) the ski lifts will be 15 to 30 mins away by shuttle bus or limousine.
